Please understand that a good home, well priced, will sell!... Any honest and truthful real estate agent knows this. If your home is well kept and priced accurately, it will sell. It has no relationship with the amount of commission that you pay.. Most buyers do their own searching on the internet, etc., even when they are working with another agent.

It has been my real benefit to have been associated with Ray Kong of One Percent Realty for the past three months. The house I asked him to sell for me was a dated dwelling in a desirable spot in Victoria. Nothing has been done to make the house saleable except the usual cleaning and tidying. But because of the unexciting nature of the house when it was put up for sale, the burden was on Ray to make the sale. We already had an unconditional offer to purchase a house accepted before we listed our own house for sale, so we were under significant pressure to complete the sale of our home. We had previously spoken to ray so we had confidence that he would do a good job based on his past record and I am happy to say we were not disappointed!

Ray had an initial meeting with us showing us relevant local market information so that we arrived at a mutual agreed, realistic listing price., which incidentally was the same as a valuation by a “regular” agent. He was efficient in listing our house and quickly organized a couple of open houses to generate interest. Several showings followed and when the first offer came in he called the other agents who had shown our property and we ended up with 3 competing offers. After some solid negotiations by Ray, we ended up with an accepted offer $10,000 over the listing price. In addition to that, we saved thousands more in commissions.

Most buyers today find properties themselves using MLS online and in our case either the agents reluctantly agreed to show or the buyers came directly to Ray.
