Q. What Do One Percent Realty Charge?
A. For homes listed under $700,000, we charge a flat rate of $7,950 plus GST. If your home is $350,000 or $599,000 we charge the same $7950. For homes listed over $700,000, we charge 1% of the selling price + $950. So homes under $700,000 are just $7,950, a home priced at $800,000 is $8,950, $900,000 is $9,950 and so forth. Q. How Does an Agent for the Buyer Get Paid? Do I Have to Pay Them?
A. The $7,950 commission includes $3,500 of the commission to the Buyer's representative. With a sale under $700,000 with 1%
representing the Seller and the Buyer being represented by a Cooperating Brokerage: the 1% listing agent earns $3500, the cooperating Brokerage earns $3500, and the remaining $950 pays for the 1% agent's expenses incurred in selling your home.

A. Easily the most frequently asked question...Why would an agent show his/her client a One Percent listing when that agent can show a different listing and possibly earn more? There are several reasons that other agents do show One Percent listings. (1) Agents have an ethical duty to show all listings, regardless of the 0commission, unless they are authorized by their client to do otherwise, (2) agents still earn a commission (3) buyers can easily find One Percent listings on a number of websites including http://www.REALTOR.ca or http://www.onepercentrealty.com. What REALLY matters is "Does One Percent Realty Work?" In fact, in 2017 in Ontario, over 80% of our listing sales were sold by Cooperating agents.

A. Yes, One Percent Realty works! Clients can save many thousands of $$$ in real estate commission as thousands of other Canadians have! Your property will attract a buyer if priced realistically. Paying thousands more in commission is not what will sell your property, it will sell because of the exposure we provide to attract the right buyer for your home.
Q. How Does The $7950 Commission Break Down?
A. For homes under $700,000 we charge $7,950. $3500 is for me ("listing agent"), $3500 is for the buyer's agent ("selling agent"), $950 is allocated for expenses (includes the fee to my office when I sell your home, advertising costs & MLS® system fee). You pay absolutely nothing to me until your home is sold! One Percent Realty sells many properties. One Percent REALTORS® don't have the overhead costs other many other agents have and our low commission structure allows us to focus on serving our clients instead of wasting valuable time soliciting new business.
Q. What Do You Mean By "Full Real Estate Services"?
A. When I promise to provide Full Real Estate Services this includes listing your property on the Multiple Listing Service (MLS®) of our Board, http://www.REALTOR.ca , http://www.onepercentrealty.com , taking photos, advertising your property, holding open houses, for sale sign, lockbox, showings, all documentation and contracts, negotiations, keeping you informed, cooperating with brokerages representing buyers, responding to inquiries - THE WORKS!

How can we afford to charge so little?
One Percent Realty has low overhead and no fancy boardrooms. Our agents work out of their home office and therefore are able to pass the savings onto our clients! We charge $7,000 (minimum) + $950 in disbursements or 1% on any home over $700,000 + $950 in disbursements.

Will Other agents show a One Percent Listing?
The Concept Behind One Percent Realty
One Percent Realty Ltd. was established in the spring of 1999. Market research suggested that the public recognized the value of a “middleman” for showing properties and negotiating a sale, but that they viewed prevailing commission rates as too high. The initial introduction of the One Percent real estate brokerage concept to the public was through a Remax franchise office which was initially approved, but then revoked it’s approval shortly thereafter. As a result, One Percent Realty Ltd. was incorporated.
Realtors spend most of their time soliciting business. In fact, like it or not, most realtors feel that half of their job is done the night they list your home for sale. This is contrary to the seller’s belief that when their property is listed that is when the realtor’s job starts. By offering a lower commission rate, our realtors spend less time looking for business and more time doing our job, which is selling your property.
Real Estate fees are high for a number of reasons. The main reason is that many homes do not sell. Other real estate agencies assume the cost of advertising your home when it is listed for sale. However, if a property does not sell the realtor must somehow make up this expense. The expense is passed on to successful sellers by way of high real estate commissions. This means that the reasonable and successful seller must pay for the ad costs of the unsuccessful seller. This makes no sense. Our system rewards the successful seller with a much lower commission as well as giving the seller total control over where, when, and how his property is advertised. Instead of the traditional relationship of seller wanting more advertising and the realtor wanting less (to keep his costs low), the One Percent Realty concept gets the agent and seller on the same “team” pursuing the same goal, which is to sell your property.
